I arrived to Charleston from Washington, DC, in the Fall to begin my search for my new home and every other person I encountered had a realtor to recommend. There are so many to choose from and having bought and sold several times in my life, I've experienced bad ones and good ones and Lisa is a  great one!  I had already viewed a property I had seen on Zillow certain that it was "the one" until Lisa informed of the 2-3 feet of standing water outside that house on rain/high tide days. How did she know that?! Well, she walks every street during big rain events. The next house I was sure meant to be mine was a bit north of walkable downtown. I recently had an investment property South of Broad listed for sale by owner.  Ms. Patterson contacted me that she had a client that may be interested and wanted to preview the property.  I met Ms. Patterson at the property and discovered quickly that she was very knowledgeable, friendly, and professional.  She is also an investor and understood my concerns.

Ms. Patterson contacted me later in the day to let me know she had a contract in hand to present to me.  I was excited as I had not had a lot of activity doing this on my own.  I accepted the contract and planned to close in 30 days.

The closing process for me and the buyer could have been a disaster if it had not been for Ms. Patterson.  Everything that could go wrong from a lending situation or a condo HOA went wrong.  But Ms. Patterson jumped in and helped the buyer and seller every step of the way.  The HOA had not met for years and many items were out dated which the lender did not like.  Ms. Patterson was able to meet with the HOA provide information which allowed changes to be made.  Now making the HOA stronger.  She never gave up when things looked bleak and helped the buyer with information to get the loan pushed thru.  In many years of buying and selling real estate I have never seen someone work so hard for a buyer or a seller. 

If I had encountered these issues without Ms. Patterson’s help I would have given up and gone back to renting the condo.  I would recommend Ms. Patterson to anyone buying or selling property.  Ms. Patterson was always responsive and kept everyone updated during the process.  After all that we went thru she was able to push things thru and we closed only one day passed the original agreed date.  She goes above and beyond to get the job done.

Lisa Paterson came into my life when I was facing a difficult decision.  Seven months earlier, I had put my historic 1860 house on the market, and after a bad experience with one real estate agent,  I took my house off the market for nearly 3 months, and was trying to figure out what to do next.  I had interviewed a number of real estate agents who were very eager to list my house and promised me a great deal of marketing and personal attention.  I didn’t really want to hire any of them. Then Lisa called me to see if my house was still for sale, as she had a client who was interested in it. We had a long conversation on the phone and I knew by the end of the conversation that Lisa was the agent I had been looking for.

 

    Beside all the marketing strategies she promised, her experience in my particular neighborhood South of Broad was extensive.  She lived in the neighborhood and was aware of every house that was on the market, and every house that had sold for at least 6 months before.  She immediately sensed how much I loved my house and how much of myself I had put into it. I truly felt that she too was fond of my house and would do everything she could to find a buyer who would love it too.  She immediately had me make a brilliant change that made my house more attractive to buyers – we took out my front garden and fence and made an off-street parking place.  Lisa attended every showing of my house and actively “sold” the house to perspective buyers. She gave me personal feedback after every showing.  When perspective buyers found a problem with the house, she did research on possible solutions, put photos of the ideas on her computer, and suggested a wide range of solutions, that made my house all the more valuable.

 

    When we entered negotiations with a buyer, she never just told me over the phone, but came to my house to discuss every step of the process in person.  Lisa listened at length to all my fears and worries and offered well-thought-out advice and solace.  Lisa has been at my side through all the difficult and stressful moments of selling my house, and has been an enormous help to me with all the details, especially during the Due Diligence phase.
